Luxury Living in the Heart of Grayton Beach
Grayton Landing – located on the west end of 30A – is the culmination of collaborative efforts between several of the Gulf Coast’s most talented and respected firms. Working closely with Luke & Blue’s Custom Homes, Geoff Chick & Associates, and Holly Shipman Interior Design, Lloyd Blue, president of Western Lake Development, together with Holly and Gary Shipman of Three Dog Development, LLC, launched an initiative to preserve and protect the marshes and dunes of Grayton Beach while increasing aesthetic appeal and surrounding home values.
A diamond in the rough, Grayton Landing has a tangled history beginning and ending with a delineated plat map dating back to 1890. Over time, the six lots from the 1890 map making up Grayton Landing split into 16 different parcels. For more than ten years, Blue worked tirelessly with state and county officials plus the Butler family to obtain the necessary approvals to restore the slip of land to its original 1890 platted use. During the process, Blue removed tired structures and septic tanks – connecting the plat to city sewerage – and restored indigenous plant species. He built structures that enhanced the community’s appearance while making great strides to protect the area’s fragile ecosystem.
What was once a bohemian beachside community with non-permitted structures built outside of code and flanked by segments of private property, is now the chicest upscale waterfront community in historic Grayton Beach. While adhering to current coastal lake protection laws that do not allow home construction within 100 feet of the water’s edge, the Grayton Landing development agreement provides for rare lakefront amenities.
The renowned architectural firm, Geoff Chick & Associates, had the unique challenge of balancing the outward presence of Grayton Beach while maintaining its charm. “Geoff Chick did a fabulous job working within a defined footprint. He utilized every inch of the home,” notes Scenic Sotheby’s real estate broker, Cliff Cohen. Chick designed the exclusive six-home gated community spanning over a total of 1.5 acres with each 3,578 square foot home boasting an unobstructed view of Western Lake. There are a total of 23 lakefront parcels in Grayton Beach; however, none are of this size or caliber. There is a community pool, sun deck, an outdoor pavilion with a grilling station, as well as men’s and women’s restrooms. The community offers private lake access to Grayton Beach State Park and is minutes away from the quaint villages of Seaside and Watercolor.
The six homes along Western Lake create a colorful, weathered palette selected by interior designer, Holly Shipman. Shipman’s use of neutral colors throughout each home keeps the overall vibe easy and representative of lakeside living. Ever careful to give each home an independent, one-of-a-kind feel, Shipman introduced high-end elements with custom wood cabinetry in distinct colors and different light fixtures throughout each unit. Marble and quartz countertops, hardwood flooring, and upscale appliances provide the finishing touches.
Shipman, along with Luke & Blue’s Custom Homes owner Deron Strickman worked closely to develop an elite luxury product with personality. Of the most commented-on features is the board-on-board (shiplap) detail installed by the Luke & Blue’s team.
