A couple from landlocked Tuscaloosa, AL, relocates to a deluxe Florida condo overlooking the Gulf.

Thirty-One on 30A is a special place, as a couple from Tuscaloosa, AL, has recently discovered. With just 27 residences, all fronting the Gulf of Mexico, it consists of nearly four acres and boasts 335 feet of coastal frontage in the Seagrove beach community. The homeowners selected a ground-floor unit with full confidence that the elevation of 35 feet above the Gulf waters would protect their home. The elevation also provides them with an expansive view of the beach, the water, and the magnificent sunsets. “We had a home on Ono Island, in Baldwin County, for 15 years or so,” say the owners. “When we were ready to move, we began the search looking at single-family homes, but this particular unit in this fairly new development really spoke to us, and it had everything we were looking for.” 

Not only did the Thirty-One project fill all their needs and wants, the couple was looking for a vibrant neighborhood with plenty of restaurants, cultural activities, and good shopping. They also wanted the ability to enjoy nature and the outdoors as much as possible. “The beaches are perfect for walks and jogs,” says the wife. “The unique coastal dune lakes, the miles of scenic trails in the nearby state parks, and the area’s flora and fauna make Seagrove an ideal environment for active families like ours.” 

The Thirty-One community itself provides a lifestyle that is both luxurious and comfortable. The resort-style pool is heated and cooled for true year-round use, and there’s a fully equipped fitness center, a catering kitchen, outdoor grilling areas with a fire pit, and comfortable gathering spaces. The units have oversized beachfront terraces, soaring ceilings, and expansive windows, and are equipped with top-of-the-line appliances. Each unit is served by a secure elevator that opens directly into the residence. The homeowners selected their particular unit because of the open floor plan, the view, and the proximity to the gorgeous pool. 

The homeowners chose designer Ashley Grant to assist them in selecting furniture, lighting, and a number of art pieces. “Ashley was indispensable,” says the wife. “She really understood what we wanted. She is creative, talented, and so much fun to work with.” Grant had similar things to say about the homeowners, remarking, “These two are hands down the kindest, most patient, and most fun clients I have ever had the pleasure of working with. Because we had just started when COVID hit, we were faced with a number of delays and shortages. I’m sure they must have been frustrated, but they took it in stride and made the best of everything. They trusted me with a lot of decisions, and we worked incredibly smoothly together.” 

When asked if there was a room or part of the project that was a personal favorite, Grant responded, “The bunk room. It was designed for the granddaughters, and the doting grandfather wanted lots and lots of pink! I love how the furnishings and all the various shades of pink and different textures worked together to create a girlie paradise.” Grant also admired the owners’ eye and appreciation for original art in so many forms. “One of the first things we selected was the outsize Windy O’Connor face art that hangs over the rattan chaise in the dining area. It’s truly eye-catching, and it sets the playful yet elegant tone for the rest of the condo.”

The couple worked with Realtors Donna Burns of Sotheby’s International Realty in Orange Beach, AL, and Carrie Shoaf of Scenic Sotheby’s International Realty in Santa Rosa Beach. Scott Viner, the owner of Bluewater Property Management, assisted with construction and lighting installation. Local contractor and craftsman Tim Atchley created the beautiful pantry doors and closet interiors. “Mark Jordan designed and fabricated our custom screen in the living room, our unique headboard, and the beautiful leather doors for our powder room,” says the wife. “Many of our dramatic lighting fixtures came from Palecek, a fabulous resource for lighting and accessories.”
